✅ We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement, ID verification, and a security deposit collection which will be a temporarily hold on the card for any damages. This will be returned back to your card within 7-10 days after your check out date. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

PLEASE NOTE:

• If you have declined Airbnb's travel insurance it is highly suggested you buy your own through a third-party. We cannot refund due to illness, weather, or travel related situations.

CHECK IN/OUT:

• Late check out fee will apply if cleaners are waiting to get inside the property to clean for the next guests coming in.

GUEST CHECK IN:

• Entry will be by keyless entry.
• Guest check in screening will occur via security camera.
• Please make sure the reservation accounts for the correct amount of guests and pets if you are bringing one.

WILDLIFE
Please note: As our home is nestled in the Poconos, it’s possible to see or hear local wildlife such as mice, chipmunks, bugs, spiders, squirrels, deer, raccoons, or even the occasional bear. We do our best to prevent indoor visits with routine pest control, but nature is all around here!

HOUSE SUPPLIES
We provide a starter supply of essentials, including dish pods, laundry detergent, paper towels, garbage bags, and toilet paper, to help you settle in comfortably. We kindly recommend bringing additional items to ensure you have everything you need throughout your visit or for longer stays and larger groups. We do not supply mid-stay if starter pack runs out. Please plan accordingly to purchase some of your own items.

Coffee: Please bring your preferred coffee. With an espresso machine, drip coffee maker, French Press, and Keurig available, guests can make coffee their way—this variety makes it difficult for us to supply enough for all options.

SMART TV
Streaming service logins are not provided, please feel free to use your personal login for these devices.

GAME ROOM

1. All games are free
2. Vintage arcade games may occasionally need maintenance due to their age.

FIREWOOD
Firewood is not provided if you would like to purchase prior to arrival to have on site let us know and we can arrange this.

GRILL / BBQ
Please clean after use and cover.

PROPERTY SERVICE/ MAINTENANCE

• Please note Lawn Services or routine maintenance may come during your stay. We ask for your cooperation during this time to ensure the beauty of the home and nature around you!

🌨️ WINTER REMINDER
We recommend 4-wheel drive during winter months.
Salt and a shovel are provided at the property for emergencies. Please note, snow plowing is handled by the community township and their schedule is not controlled by us and we are unable to arrange plowing at specific times to accommodate check in or check out. Please plan accordingly to ensure safety while driving to and from our property. To access the home you have to drive through a narrow winding unpaved road to get to the property.

Water Pressure/Temperature

Please note: Like many homes in the Poconos, water pressure or temperature may occasionally fluctuate during periods of high water use. This typically resolves within 45 minutes to an hour. To avoid interruptions, we recommend spacing out showers and avoiding simultaneous use of the dishwasher or laundry machines.
